本工程是配合2010年上海世博会动迁居民的实事工程,其中5街坊是竣工的第一个街坊。总体规划设计以关注动迁居民的实际需求为出发点,重点解决新住区与原动迁基地传统住区的内在关联,力求营造一种富有活力的新社区模式,我们把这种社区模式称为"新城市生活",并能反映世博会"城市,让生活更美好"的宗旨。

 

This project is a practical project to coordinate the relocation of residents for the 2010 Shanghai WorldExpo, of which 5 blocks are the first block completed. The overall planning and design focuses on the actual needs of relocated residents, focuses on solving the internal relationship between the new residential areas and the traditional residential areas of the original relocation base, and strives to create a dynamic new community model. We call this community model "new urban life" and can reflect the purpose of the WorldExpo "Better City, better life".

 

 

局部地块用地调整规划,主要内容包括:

1、原6街坊内的娱乐中心调整至1街坊,并结合1街坊的商业用地设置娱乐中心,娱乐中心用地面积1.13公顷,建筑面积1.16万平方米,原娱乐用地调整为住宅用地。

2、原6街坊内的青少年活动中心调整至9街坊,青少年活动中心用地面积0.75公顷,建筑面积0.4万平方米,原青少年活动中心调整为老年公寓。

3、原9街坊内的加油站调整为菜场用地,保留浦星路西侧的现状加油站,9街坊加油站调整后抓紧协调新选址。

4、原12街坊内的九年一贯制学校调整为一所初中和一所小学,总用地面积和建筑面积不变。

 

The land adjustment planning of some plots mainly includes:

1. The original entertainment center in block 6 is adjusted to block 1, and the entertainment center is set up in combination with the commercial land in block 1. The land area of the entertainment center is 1.13 hectares, with a construction area of 11600 square meters. The original entertainment land is adjusted to residential land.

2. The former Youth Activity Center in block 6 was adjusted to block 9, with a land area of 0.75 hectares and a construction area of 4000 square meters. The former Youth Activity Center was adjusted to an apartment for the elderly.

3. The original gas station in block 9 was adjusted to the land for vegetable market, and the existing gas station on the west side of Puxing road was retained. After the adjustment, the gas station in block 9 should coordinate the new site selection.

4. The nine-year school in the original 12 neighborhood was adjusted to a junior high school and a primary school, with the total land area and building area unchanged.

 

 

富有活力的混合型功能布局:

沿江月路北侧设置大型商业和商务中心,形成了沿浦星路进入居住区入口的标志性建筑形象。沿浦锦路景观带布置行政办公建筑、小型公园、青少年活动中心及教育设施等,与江月路公建设施带一起形成了区域公建设施带。

为了进一步增强社区活力,方案在原规划基础上沿浦驰路布置特色商业铺面,就近居民生活区,并在道路交口处形成商业副中心,沿友谊河也布置了文化休闲设施,这样既方便居民生活,又形成了居住区内具有各种活动支持的特色空间。

在居住街坊内结合组团中心设置老人活动场所、儿童游戏场地等,并合理安排物业管理用房、居委会等。沿浦锦路设有小学、初中、高中,在居住用地内根据合理的配套设施服务半径布置二个幼儿园。在浦锦路的东侧设有菜场。

 

Dynamic hybrid functional layout:

A large commercial and business center is set up on the north side of Yanjiang Yuelu Road, forming a landmark architectural image of entering the residential area along Puxing road. Administrative office buildings, small parks, youth activity centers and educational facilities are arranged along the Pujin road landscape belt, forming a regional public construction belt together with the Jiangyue road public construction belt.

In order to further enhance the vitality of the community, on the basis of the original plan, the plan arranges characteristic commercial pavements along PUCHI Road, nearby residential living areas, forms a commercial sub center at the intersection of the roads, and arranges cultural and leisure facilities along the friendship River, which not only facilitates residents' life, but also forms a characteristic space with various activities in the residential area.

In the residential neighborhood, the elderly activity venues and children's game venues are set up in combination with the group center, and the property management houses and neighborhood committees are reasonably arranged. There are primary schools, junior high schools and senior high schools along Pujin Road, and two kindergartens are arranged in the residential land according to the reasonable service radius of supporting facilities. There is a vegetable market on the east side of Pujin road.

 

 

土地使用调整规划:

规划居住用地68.31公顷,占总用地的45.5%;公共设施用地14.6公顷,占总用地的9.7%;道路广场用地30.11公顷,占总用地的20%;公共绿地和防护绿地31.68公顷,占总用地的21.1%。

调整规划的相关控制指标:

规划地上总建筑面积控制在122.7万平方米以下,其中住宅建筑面积88.91万平方米,住宅配套及底层商业建筑面积5.07万平方米,中小学幼托建筑面积4.93万平方米,商业办公建筑面积22.83万平方米,市政设施建筑面积0.93万平方米。规划居住人口约2.76万。各街坊内绿地率不小于35%,其中集中绿地率不小于15%。

 

Adjust the relevant control indicators of the plan:

The total planned aboveground construction area is controlled below 1227000 square meters, including 889100 square meters of residential construction area, 50700 square meters of residential supporting and ground floor commercial construction area, 49300 square meters of primary and secondary school childcare construction area, 228300 square meters of commercial office construction area, and 9300 square meters of municipal facilities construction area. The planned residential population is about 27600. The green space rate in each neighborhood is not less than 35%, of which the centralized green space rate is not less than 15%.

 

 

规划目标:

方案本着“超前性、先进性、整体性、示范性”的原则,强调在功能布局上符合总体规划和地域环境,强化资源共享及可持续发展。为世博会动迁居民提供一个功能配套完善,生活和谐的大型居住区。
