工程概况：

大连市保税区青云河副中心位于大连汽车物流城内，规划用地面积为1131公顷，是大连的产业集聚区的核心位置。其作为产业区的配套完善区域结构，主要功能为：解决产业区员工居住生活，部分产业园区的商业、市政、办公等配套设施，同时为产业区商务交流提供便利条件。

Project Overview:

The Qingyun River Sub center of Dalian Free Trade Zone is located in Dalian Automotive Logistics City, with a planned land area of 1131 hectares, and is the core location of Dalian's industrial agglomeration zone. As a supporting and perfect regional structure for the industrial zone, its main function is to solve the living needs of employees in the industrial zone, provide commercial, municipal, office and other supporting facilities for some industrial parks, and provide convenient conditions for business exchanges in the industrial zone.

以动漫产业为依托，结合青云河良好的自然与生态人文环境，打造动漫产业及保税区所需要的“产业后花园”、“商务后花园”、“居住后花园”。青云河两岸旅游、养生用地，容积率控制在0.8左右；住宅用地容积率控制在1.2-1.8；商业用地控制在1.5-2.5。

Based on the animation industry and combined with the favorable natural and ecological cultural environment of Qingyun River, we aim to create the "industrial backyard", "business backyard", and "residential backyard" required for the animation industry and bonded zone. The plot ratio of tourism and health preservation land on both sides of Qingyun River should be controlled at around 0.8; Control the plot ratio of residential land between 1.2 and 1.8; Control commercial land between 1.5 and 2.5.

设计理念：

规划理念：一核驱动、两翼齐飞；一核：以水为轴，体现区域灵魂，提升区域形象。规划用地面积为554.3公顷。是整个副中心的核心功能区，以水系景观等体现区域特点，联系整个规划区域东西景观主轴，从空间景观上将规划区域的东西两部分连成整体，沿该轴设置了主要景观水系和中心广场等景观节点。

Design concept:

Planning concept: One core driven, two wings flying together; One core: With water as the axis, it reflects the soul of the region and enhances its image. The planned land area is 554.3 hectares. It is the core functional area of the entire sub center, reflecting regional characteristics through water system landscape and connecting the east-west landscape axis of the entire planning area. From the spatial landscape, the east-west parts of the planning area are connected as a whole, and the main landscape water system and central square landscape nodes are set up along this axis.

右翼：主导功能为休闲旅游度假，动漫休闲养生，CCTV动漫主题公园等高端旅游度假区域，规划用地面积：1131公顷。

Right wing: The leading function is high-end tourism resort areas such as leisure tourism vacation, animation leisure health care, CCTV animation theme park, and the planned land area is 1131 hectares.

左翼：居住为本翼的主导功能，规划用地面积309公顷。舒适的住宅区，解决了区域内工作人员的生活需要，能够使员工更好的为区域服务。本区域为了更好的满足居民的生活需要，设置了中小学，生活配套商业等功能。

Left wing: Residence is the main function of this wing, with a planned land area of 309 hectares. Comfortable residential areas address the living needs of staff in the area and enable employees to better serve the area. In order to better meet the living needs of residents, this area has set up functions such as primary and secondary schools, living facilities, and commercial facilities.
